Tech parts manufacturer seeks move to Rhinebeck
Stanfordville Machine and Manufacturing Co. is seeking to subdivide approximately 14 acres of land on the east side of Route 9G south of Middle Road to build a 40,00 -square foot manufacturing facility. The 131-acre property is currently home to the Smithers Tools & Machine Products manufacturing campus. The proposed facility would have a separate entrance on Route 9G.

According to its web site, Stanfordville Machine & Manufacturing was founded in 1975 and is a leading supplier of mechanical parts and assemblies in the semiconductor, medical, aerospace, computer, electronics, instrument and packaging industries.

A sketch plan was presented to the Rhinebeck planning board on Aug. 20. The board outlined some of the steps that the applicant will need to take. They include a variance from the ZBA for larger than 15 percent lot coverage due to the large manufacturing buildings.

A sketch plan review is an informal process through which an applicant gets feedback from the planning board on a project before taking more formal, and expensive, steps toward approval.

Old Albany Post Road property split faces runoff, flooding concerns
A planning board public hearing on a request to subdivide property at 120 Old Albany Post Road drew complaints from some neighbors.

Three neighbors expressed concern about stormwater runoff and flooding from the stream running through and near their properties. Other concerns raised include continued erosion of the driveway and nearby Route 9 if the runoff is not properly handled.

The property’s location in south Rhinebeck is close to the Hudson, which triggers extra scrutiny by law because stormwater runoff and other drainage issues can impact the river and cause shoreline erosion if handled improperly.

Planning board member Richard Murray said that most of the complaints were on the current situation, which was not the responsibility of the applicant. The key, he said, was not to exacerbate the problem. “He’s not allowed to add a burden, and we’re going to make sure he does not,” said Murray.

Engineer Eric Martin represented Bellmore Partners, in their request to split the property into two parcels, at the hearing.

The planning board’s public hearing was continued to the next meeting, scheduled for Monday, Sept. 17 at 6:30pm.

Morton Road land swap declared invalid
An application by Steven Davis to swap land between two properties on Morton Road was declared invalid by the planning board because the requested lot line alteration would have brought one of the two properties further into non-conformance. The swap was requested to create setbacks for construction of a home near the property line on one of the two lots, located between #92 and #118.

The two lots, 8.12 acres and 8.29 acres, were created before the area was changed to 20-acre zoning. The applicant was told that land swaps must be of equal acreage or the planning board could not act on the application.

Gendron restaurant plan approved
Daniel Gendron’s application to convert his catering business and home into a reservation-only 10-seat restaurant was unanimously approved at the Aug. 20 meeting of the Rhinebeck Planning Board.

Gendron had received a use variance July 18 from the Zoning Board of Appeals for the plan at his residence at 3767 Route 9G, just north of IXL.

Rhinecliff car port approved
Tom and Donna Ross Daniels of 22 Corning St. in Rhinecliff received a special use permit and site plan approval to enclose their existing carport.

Dream Studio relocating to Hook Road
Previously located across from the fairgrounds, Dream Studio has now moved to 5 Hook Road, and a representative of the studio appeared at the Aug. 20 meeting to apply for a special use permit and site plan approval that would allow the dance studio to operate at the new location.

The planning board set a public hearing for Monday, Sept. 17 at 6:45pm.

Ruge’s Chrysler Dodge Jeep wants new sign
The Ruge’s Chrysler Dodge Jeep dealership located at the intersection of Route 9 and Route 9G has applied to the planning board for a new pillar-style sign. A public hearing will be held at the next planning board meeting scheduled for Monday, Sept. 17 at 6:30pm.

Morton Library sign recommended to ZBA
The planning board has recommended that the ZBA approve a variance request for a new sign submitted by Morton Library.
