The parcel, consisting of 11.26 acres of wooded land, runs behind the homes on the odd-numbered (east) side on Manor Road — from 57 Manor Rd at the corner of North Drive to 77 Manor Rd.
At the Dec. 3 meeting of the Red Hook Planning Board, engineer Mark Graminski, who is representing the Catlins, presented the proposed plan to create three residential building lots of 2.72 acres, 4.19 acres and 4.34 acres from the single existing flag lot. The property has 151 feet of frontage along North Dr. which, with a minimum allowed frontage of 50 feet per lot, would allow a maximum of three lots.
A common driveway is proposed using the existing entry and splitting off further back in the property.
The proposed septic systems would be located on higher ground along the east and west borders of the property, as would the home sites, to keep them away from the low area running down the center of the property to the back.
“There’s an isolated, small, wetland area. There’s some standing water there,” Graminski said. One concern raised by the planners was whether the new homes would be screened from the neighbors along Manor Road and whether the changes would cause issues with additional storm water runoff.
“This house up here,” said board member Sam Harkins, referring to the home on the Manor Road side of the property, “Is this still screened pretty well? You said it gets thinner as you get back there, but is this house going to be screened from here?”
“There’s not much lower vegetation now it’s mostly been cleaned out and it’s just larger trees,” replied Graminski. “We can try to do that. That’s why we’re here to try to hash out some of these things.”
The board scheduled a site visit to the property on Dec. 15. This project is expected to return to the planning board at a January meeting and will require a public hearing.
